Dave Myer put out a new podcast today titled, "post pandemic boom markets to cool off sharply". It touches on the dangers of buying down points if you think rates will drop. Its a recommended listen for sure. He gives some really good examples of why it could be a bad idea.

you got solid advice from the others. The only other thing we do is also require our tenants to carry renters insurance as well.

We are focusing on distressed properties near our home and considering a build to rent multi with our GC. Something we have wanted to do for some time.

Hardwood is magic, I would never cover those. They are dark so you will be stuck with staying dark but that will still offer a better value than covering them. All of the risers and steps can be replaced on the stairs and the money you will save keeping the hardwood will easily offset that. Keep the hardwood!!!! LOL. Good luck with your journey.

We all pick our styles for investing. We choose to avoid tenant friendly states because we want to maximize the success factor. there are good and bad tenants everywhere, vetting matters and most of us are very good at it, but things can and will change and if I can avoid one problem it makes my chance of long term success better...on a personal level.
There is no wrong answer here, just a personal decision what type of investor you want to be.

The multi colored bricks on your house are getting very hard to find, I have two houses with them and its almost impossible to find them with the correct texture. @Bruce Woodruff is correct, painting is probably your best bet, maybe look at a section paint or mural type of effect, to save doing entire house.
