@Casey Crowe absolutely! It's been pivotal in my properties to be able to utilize the VA loan. The new 2020 guidelines make it even better too with no limit.

@Robert Lei he may be confusing the funding fee that is waived for disabled vets. No PMI is a benefit for all VA loans.

VA loans do not require private mortgage insurance (PMI). No PMI is a unique benefit, as most home loan options have some form of mortgage insurance without a significant down payment.

@Jaime Pinedo North Texas has a ton to offer for vets - myself being one. There is also a ton of vets here. BRRRR method will be pretty hard to do here though.

@Matthew Kresky Be aware that the BRRRR method in some cities/states is a very difficult method to attain. In the DFW metroplex it's getting very hard to do unless you're on the outskirts or boonies. I've traveled all over and lived in multiple states and have been very happy with settling down in the DFW area. It has everything I want in a city.

@Account Closed I don't think that's always true. VA loan you will get a much better interest rate and NO PMI which will likely outweigh the small down payment a conventional loan will give you.
@Jesthen Baez there is also a lot of wrong information in this thread so be careful what you hear. Also make sure you work with a lender that understands everything about the VA loan. Personally - use the VA loan hands down. It's the best loan out there.
@Casey Crowe that's incorrect. I have a 4-plex and a duplex both with my VA loan.

@Michael Menchaca my honest opinion would be to read as many books and watch as many podcasts as you can before attending too many events locally. Nothing against the local events - but a lot will have folks looking to feast off new investors such as yourself. Make sure you surround yourself with a good base of knowledge and understanding.

@Scott Reese you're going to be surprised how many folks here in the DFW (if you don't already know) that are on BP and have moved here! I'm another one of them - military taking me all over including San Antonio before DFW. Dive in and learn as much as you can! This is a great platform to take off on.

@Nicholas Bohm You can count DFW off your list. You're not going to find properties sub 150k unless you're in really rough areas. The higher the price point - the more difficult it becomes to get enough equity in a property to BRRRR. I've seen very few potential opportunities here, however there is a tremendous amount of other opportunities here. But not the spot to BRRRR imo.
