@Kelly Anna Geiser I'd love to connect. I don't have an eye whatsoever on interior design because I'm color blind... sadly, but I work with a ton of in state / out of state investors and also have rental properties myself. I actually have one home I'll be flipping shortly.

@Alex Hymanson most MFH's aren't making sense actively on the market at the time being. Rowlett isn't a bad location however.

@Kyle J. Cooper I won't ever own a home with a pool unless I'm grown with a wife and kids and we are all able to enjoy it to where the opportunity far outweighs the cost. I'll never own a rental with one - personal preference. Too much maintenance - and think.. your tenants don't take care of the property like you would, they are likely not going to take care of the pool AND you will be in charge of the cost of maintenance as well.

@William Hughes I'm actually closing on my duplex I built right nearby! The area is tremendous - still somewhat affordable if you compare it to other parts of "downtown" or "near downtown". Proximity is amazing. Obviously Central is an added benefit - and people just want to be in this area. Also - it's only a matter of time before all the homes have been torn down and rebuilt.

@Alex Hymanson all it sounds like this is going to do is destroy your DTI and ultimately affect your ability to purchases down the road - but I don't know your full story. Is this purchase #1? There are a lot better ways to leverage yourself to success in the immediate future.

@Alex Hymanson I'm building myself a house near Knox Henderson and I'm not sure what you'd be looking at purchasing a townhome for - but it's certainly not going to cash flow. I'd run some serious numbers to see where your mortgage would be at versus what total rent you'd even be able to pull in a year when you move out.

@Jaime Aguilar I would get your RE license if you intend on making it a career. It's very difficult to do what we do and be busy 80% of your day with a full time job. I balanced the two for a year before I left corporate and pursued RE full time.

@Anna Hummer is there a reason you're only interested in one zip code? MFH's are so hard to come by in DFW as most don't tend to limit themselves to strictly one zip code. I own a MFH in 75061 and 75074 and it was just a matter of the MFH making sense and less of which zip code.
