Interesting post. Couple of items 

  • I love seeing data, however, the slides are difficult to see. Are they available as attachments or in a different format? Or am I missing something simple to be able to view larger? 
  • Interest rates are going to have to go up in the future. My personal opinion is they have been kept artificially low and as they start to trend up appreciation will tend to flatten out or put downward pressure on home prices to keep affordability in-line.

My experience is similar to @Esaul Veramontes and @Travis Fisher. It is easier to just include utilities in a basement rental at a higher fixed rate and people would rather live in "home" over an apartment. I'm selling my house w/ a mother-in-law in Pleasant Grove right now after 3 years of the basement rent covering the full mortgage. My only house expenses were the utilities.

Thanks everyone for your input. As it turns out, I have met all but one of the tenants and none of them are miners. So that adding another plus, I am moving forward with the purchase so long as financing etc go as planned. I'll send updates as they are available.

I have a friend who owns a 12-plex lot outright and has $300k to put into the construction project but is looking for a Hard Money loan of around $600k for 4-6 mo's to complete project. Units are papered individually and sell for $140-150k and lender will have 1st position and will be paid out on the first sells. Any help is appreciated?
