We were down there last early spring renting a vacation home and think they do well.  Also heard they have some very specific rules as to how many they allow and were cracking/shutting down 'illegal' ones.

STAGING!!! & price.

The last three homes we did were staged and priced very well.  They all sold in less than 1 week and 2 were multiple offers and the last was full price, 1 day on market.

Get the key from the owner, follow your municipalities rules for advanced warning to tenants, usually 24 to 48 hrs, then go in but politely and simple inform them of these ' rules' and ' rights' & permission from current owner.
