There is a Meet Up called the Professional Investors Guild that meets in Pensacola, but they are starting a Meet Up in Daphne next month.

It's a more structured meet up with guest speakers monthly. I attended the one in Pensacola last month and joined. 

First visit is free and then after that they have minimum dues of 17 dollars a month.

Hello Katherine,

I just got my first rental up and running last summer in southern Alabama. 90% of my leads came from postlets. This site post to several websites including Zillow, Hotpads, and Trulia. I would hire a professional photographer to take pictures of the property. Post an add on craigslist saying you will pay $100 to have photos taken of your rental. Make sure they have a portfolio to prove past work. 

Tell everyone you meet that you have a rental property, networking is key. You never know who is looking. 

For the future look for good school zones for three bedroom properties. This is a family sized house and school zone is a big concern for familes. I can ask premium rent due to my school zone location. 

It will pick up in the summer with more families moving. 

Do not settle for a bad tenant though. It's best to let it sit vacant.

I have been on an entrepreneurial soul search for the past year and a half. I would brain storm every day and research trying to figure out what business I wanted to start. Food, tech, and everything in between. I finally made up my mind a month ago to go full focus into large multifamily syndication acquisitions. Hold time of 5 years and 1031 out, or refinance out. 

I feel like multifamily is a solid investment business that is hard to kill if you buy right and run your operation like a large corporation.

Welcome to BP!

What markets are you thinking about moving to?

My advice is to explore all the types of real estate investing. Listening to all the podcast will help you explore, you will find out that no investor does exactly the same thing. 

Once you find an area that your interested in, determine a specific niche market in that area. 

Your financial goals will also help you narrow the area of real estate investing you want to pursue. If you want to millions a year in cash flow you need to focus in an area that will allow you to do that. Don't expect flipping a few houses a year will prepare you to run a large operation. If you want that start planning for a large operation in the beginning.

Treat it like a business is probably the most important advice. 

E-Myth is a good business book that can be relates to your real estate business.

Hello BP Community,

I am starting an operational investment company LLC that I want to use as my brand. Website, advertising, deals, ect.

I am wanting to buy an apartment complex and I have a family member who will be financing some of the deal. So would we create a LLC between him and I personally for the apartment or would it be between him and my operational LLC which I have another partner in this LLC?

Basically I want the apartment to have its own holding LLC and want to handle all the finances and management in my operational LLC. Would this allow the percentage of profits I make to be transferred from the holding LLC to my operational LLC?

Nice! I've messed with all three of those during my engineering studies but not enough to be comfortable building anything. I mainly used MATLAB in Mech. engineering. Thanks for the details though. 

I guess I should have known the answer to my question. No easy way to it, do the work!
