Nat - I see your point on the listing agent not having to split, but this comes with risk as now the listing agent would look to maximize as there is no other side representation to keep it "reasonable". I think others have stated this more than once.
Likewise, I would walk if it goes over my parameters and keep on good terms and if this action prompts the listing agent to prompt why you walked, I would take that opportunity to explain to him/her what I am looking for and go from there. Ultimately, this will be a lesson for everyone involved.

Mat - I live in the loop and can connect if you are still interested. I work in NWI and my hours are all over the place but I am pretty flexible. I am usually in the south loop or the loop.

My advice is keep the job and build a savings and continue what your doing going from one property to another. Even think about rentals on some for building monthly cashflow.
To me, the benefit of real estate with a full time job and cashflow from rentals, it helps reduce your AGI and overall propel you towards even more cash.
Also, look to join a real estate investors group/club in your area and learn more on this website as I read about others on here going from 0 experience to 100% full time REI than I could have ever imagined.
