@Account Closed thats awesome that you could sidestep the Fannae Mae thing with the owner financing. Can you tell me a little about how you made that happen, and maybe some detail on terms?

I also have to imagine that with that many houses, it snowballs and you can start quickly paying off some of the initial mortgages to open up slots?

Hi there, I've been landlording for about 4 years.

I have a tenant that is super anal and verbose. She sent me a picture of a bath spout that looked like someone accidently knocked it down. My immediate reaction is that her son probably accidently stepped on it.. but what I dont like is what she said here:

"So while I was focusing on the dated and worn sink faucets, turns out the bath faucets also have problems. I've addressed concern over the master bath because water continues to run internally and hissing sounds ensue for 5-10 minutes after water is shut off. No incident to date on that one, but last night Parris was in the second bath when I heard a small blast sound. I ran up to inquire what had occurred and he was just stunned as the bath faucet had flown off the wall with force and hit him in the shin. Adding to the shock was that he was using the shower and the projectile striking him wasn't the shower head, but the faucet to the tub😱"

As the pictures will show, the faucet was not secured to the shower wall - which there was no way for us to know until the incident occurred - and the pipe connecting to it has a lot of dirt and build up. He finished washing up in the master bath and complained of his leg hurting as he went to bed, but was still startled over what had transpired. He is sleeping in so I don't yet know if there is an injury there that needs medical attention. As you can well imagine, it was quite a worrisome night."

I feel like her son probably fell on it and broke it. I dont like her trying to make it sound like a medical liability. So two questions

- What do I do if i dont believe her story?

- Is there anything i need to say/do to debunk this medical thing?

Oh interesting @Mike Cumbie. I like that. Thanks for the awesome tips. And I agree. It's that and / or the wife responding to me is taking the idea of charges personally and is reacting emotionally. 

Thanks for the advice, makes sense. Unfortunately I have to get their new mailing address, so I can't go dark on them until I get it. :/
