Hi there,


I have a single family house that the tenant generally took good care of, but let the lawn mostly die and left some large screws in the wall. I carefully documented it all, along with photos and got quotes for the lawn itself.  I'm now ready to mail the remainder of the deposit, and when I asked for their new mailing address, I got this response:

"I put a lot of effort to return your house in the best possible conditions. Was there anything wrong from our part?"

Is there any reason I shouldn't just paste in my findings into a response, or is there another idea or recommendation you all have?

Thanks for all the ideas. I was trying to get one through Wells Fargo and after doing all he paperwork they called back and said Denied only because I had four investment properties. Didn’t matter if they cashflowed or not. So the journey continues. For the benefit of those following he strong, Texas Bank doesn’t do them on investment properties. TD bank also will not because it’s out of their operating range. I’ll keep updating thread. And all you Texas HELOCers please add more to this thread. Thanks Kraig

I am looking for the same thing. I called about 10 banks in Texas yesterday and they all came to a screeching halt when I said the word "investment property." So far the only two I've found that will do it are Wells Fargo and Chase (but with a higher rate.) If you or anyone else gets lucky, please let this thread know!

@Brandon Cravens haha, that's awesome and i can empathize. Ive been looking at a few commercial deals. At what point did you decide you had 'enough' to go big on multifamily (I do have a duplex and triplex right now) 

@Bob Randolph i was also San Marcos-curious for awhile. After doing some initial research, i learned that there are some restrictions on what can be rented to students. If anyone can clarify more, please do. My memory is a little hazy, but I remember that it was enough to make me look elsewhere.

Ive been calling around a ton today. It seems that banks dont want to do HELOCs on investment properites in Texas. So far, only Wells Fargo and Chase will do it.. but its not great terms. Bank of America doesn't oddly enough either. 

Can anyone help me out?

Hi there,

I'm having a hell of a time getting a good HELOC on my investment property in Texas. I live in Orlando, FL.

I have excellent credit and the property is completely paid off. But it seems that local lenders in Texas can't do HELOCS on investment property. Chase and Wells Fargo will, but their fees and terms are very much on the high side. No Florida banks will touch a HELOC on a Texas property.

Can anyone help me out on this one? It's seeming way harder than it should be.
