1. Is there an Atlanta-based forum? If so, how do I find it on this app?
2. Where do I look for properties in Atlanta? Be specific. Which online resources do I use to find properties to drive out and look at?
3. How do I get INSIDE the properties? I tried calling about one property to make an appointment and the seller agent wouldn't meet with me. What do I have to do to get them to meet with me? (Also open to suggestions for finding unlisted properties.)

(I tried one and the seller's agent wouldn't even meet with me. Do I need to get some kind of credit pre-check done? Do I need to go through a buyer's agent?)

This is one of my main hesitations about investing in real estate. The rent control policy in NYC in the 70s caused a lot of property owners to abandon their properties (or even worse, burn down their vacant buildings for insurance money) because they were not allowed to make a profit anymore.
Those kind of policy ideas seem to be making a comeback on a national level.
I'm worried I might invest a lot of time and money, only to get screwed by the government, ha.

Hi folks,
I ran across the podcast linked below:

It's about flipping raw land. They discuss finding raw land owned by people who owe taxes on it and may be eager to sell, then sending them offers.
I'm trying to learn how to do this without paying to guru who talks about it in the podcast. So far, all I am hearing about in my research is auctions on tax distressed land that has ALREADY been seized by the state.
Can anyone clearly explain to me how to search for tax distressed properties that are still in possession of the individual owners?
