I’ve had good luck with Garth Chapman at Jencor. He’s got a few dozen rentals still himself and did over 100 flips in Calgary at one point. I haven’t hit the wall yet at 9 transactions. You don’t need a broker face to face to get it done fast, I’ve always just used google docs and a quick telephone call and Garth gets it done fast. Haven’t actually seen the guy for the last 7 years likely!

I do pet Friendly exclusively, if just one animal, 2x / week is target. For 2 dogs, every other day. Either add a flat rate fee upfront and book it for them or else add it to rent / budget for it. Book it at turnover always also.

It’ll take you longer to gain access to the burner to change the orifice than actually changing it out will. Easy stuff, it’ll be brass so don’t over tighten it.

In a great many jurisdictions this is considered such low risk requirements for handling/ disposal are actually zero. Recommendations are dust masks and gloves, but requirements, none. Just FYI, approaching with caution is always best.

Right overtop. Every time. They’re low risk as fibres are stuck within but if you remove them you’re literally making work for nothing.

I think TD’s current limit is 7 mortgages through them and 10 globally. So if I hasn’t used TD up and has less than 10 overall he should still be good. They’re actually quite investor friendly considering today’s environment in Canada.
