@Stephen Kleyn yes, easier to give an opinion than solve the problem. If $ is actually that tight that you cannot find enough to level a subfloor this may be a sale situation not a fix situation. Regardless of what insurance did or didn’t do, find short term bridge $, an equity partner, a flooring co with net 60 terms or something. Just don’t lipstick the pig as a long term solution.

@Stephen Kleyn you don’t put lipstick on the pig when she’s your long term girlfriend. Find the money to do it right

@Cody Hill not sure if you were asking about Leduc or not but yes, I know a couple realtors that service Leduc. Call Justin Edgington, he’s a landlord (Edmonton) also and lives in Beaumont.

@Rob Jones only way I wouldn’t fire these guys is if they confirmed tenant had util in their name and the tenant switched it out immediately after. Don’t let others stupidity dictate your success.

Completely agree with paying attention to the big box stores expanding. They expand based off current but also future demand. Yeah sometimes they get it wrong, but not very often. When’s the last time you saw ikea or walmart etc close down because they couldn’t make a go of it?

Worth a look at other provinces too. Kelowna is probably at the wrong end of the cycle currently.
