Easy stuff, take the annual average x1.25 and add to rent. Also consider occupant numbers so if a single dude is there last year and family of 4 this year... use a higher multiple for the family

Thinking the last place you would advertise and expect a lead,... try there. Example: newspaper classified.

Transition them off cash. Get them set up on auto debit. If they’ve got a bank account all you do is fill out the PAD form and have them sign it.

May be different where you’re at, but here it is tenants responsibility to get it to me, not my responsibility to retrieve it from them. I don’t babysit. They get 2 options, auto debit or etransfer and I push auto debit very hard.

It’s normal to have the “oh sh*t” moments. Analyze conservatively and they are less frequent and severe.

Good perspective on the animal vs pet thing. One tip I’ve recently discovered is to advertise a monthly increase for an animal, NOT a pet. ... service dogs pees on the grass too, but they aren’t pets. Charge for an animal, not pets.

What I have done in the past is:

-Strip what soft materials need to go (carpets, underpad, drapes etc)

- urine neutralizer treatment. Lay poly over so it must soak in.

- ozone treatment, as mentioned these machines are dirt cheap and effective

-killz prime walls for painting, possibly subfloor too if needed.

- paint

- refloor it

- RE rent it.

I’ve had a couple situations like this. One by choice (as a purchase) and have never been let down by the above. This includes the purchase where the smell was so strong that when I removed the car seat that was soaked in years of cat piss from the basement it could literally be smelled from 40’ away once it was outside and in the back alley waiting for pickup... worst thing I’ve ever done as a hands on renovator... and one of the best roi to date.

Very difficult for someone to tell you you’re being unreasonable when they see the whites of your eyes. If he says no, send the trailer packing. He won’t say no.

Take a look at myREINspace. Although I will say in the 12 years I’ve been a member it has gone downhill noticeably the last 6 years or so. Still quite useful if you can get past the trend for a constant sales pitch and monetizing absolutely everything. ... like watching the “Ford sponsored powerplay” at the hockey game these days it seems.
