Tampa is an unbelievably competitive for a STR that has appeal. The agent you are working with should have access to lots of off market properties. That is your chance to secure a deal.

If history is a teacher, during periods of high and persistent inflation, cash sitting in low interest savings, brokerage or other similar types of investment accounts, will likely be worth less over time than if you moved those funds into cash flowing real estate. Property values keep pace with or sometimes even exceed the rate of inflation, especially in major metros like Tampa, Austin, etc.. Inflation makes everything more expensive, even rent. And last but not least, scarcity, it will be many years before the demand / supply balance reaches equilibrium.

I echo the above post. Look in uptown Tampa. There is a plethora of development occurring around north Tampa / University of South Florida. There are lots of duplexes there that will cash flow minimally but with the high growth of Tampa, appreciation is the play here.

I like Valley National Bank. They make loan decisions based on a local, relationship basis. I have found them to be much more flexible from everything from business checking accounts to commercial loans. One of the best things about Valley is that they offer a business credit card that doesn’t show up on your credit report.

In Tampa, if you are doing a “one for one” house renovation, meaning you are simply replacing items and not moving load bearing walls or structures… it is a couple of weeks.

For more intricate remodels where engineering stamped plans are required, I’ve experienced 8-12 weeks myself.

If you are converting living space or adding square footage, you will need a Residential New Construction and Addition Permit Application and those take between 2.5 - 4 months.

You have to apply for a “Special Use 1 - General” permit on

Your garage (potential ADU) needs to have the standard setbacks of 3' from rear and 3' from side property lines. Adding an ADU on a RS-50 lot is not an issue.

@Michelle Barlow There are no STR restrictions within the City of Tampa limits. In St. Petersburg, short-term rentals are only allowed up to three times within any consecutive 365-day period, unless the property is within a zoning district that allows the hotel or motel use or a special "overlay" approval has been obtained.

Tampa is ranked in above 20% appreciation rates. Further, large names like Pfizer and Tesla are expanding with hundreds of employees. And of course, Florida in general is extremely tax friendly when it comes to state income tax AND property taxes.

For undervalued housing stock, I would look in south St. Pete and northeast Tampa.
