I would stay away from condos. Most condo HOAs have passed restrictions against STR's or are in the process of. You'll be much happier with a SFR.

Also, 2 of the 3 cities you mentioned have STR restrictions on top of that already.

If you're investing, I would also consider Tampa. Research on Water Street and “Gas Worx''. These are both game changing developments.

Tampa is ranked in above 20% appreciation rates. Further, large names like Pfizer and Tesla are expanding with hundreds of employees. 

Look for agents that align with your interest. Interview a few and see what is a good fit for your buy and hold aspirations. A good set of questions you can ask an agent about investing….. how many homes have they designed and renovated to maximize ARV. Have they had the difficult conversations with a general contractor and held them accountable? How many rentals have they owned? How do they decide if a property will be more profitable as a short term rental vs long term rental?

Out of all the flips I have done, I always separate the architect and the general contractor. The architect is there to listen to you and paint your vision and then get your vision/plans approved by the city.

The GC simply executes on those plans. Most good architects in Tampa know Accela and will handle the process right up until the set of plans is approved and the BLD renovation permit is issued. Then the GC takes over.

Appreciate you service and welcome to Tampa! To answer your question, my investors and me personally:

We invest in west tampa due to the The City of Tampa expanding the Riverwalk, adding six more miles to the city’s popular trail to what will be a 12.2-mile multi-use pathway.

We like VM Ybor because it is so close to the future large scale multi use development “GasWorx ''.

We also invest near the Westshore Marina district… still south Tampa but at least you snag a deal south of Gandy and still be close.  Feel free to PM if you have any questions!

As long as the multifamily is not 1/1’s because then you are competing with hotels and that is not an arena you necessarily want to be in. Plus a 1/1 unit in a multifamily, unless it's close to some major attraction, is going to have a very low ADR.

Are you looking to make it a STR or LTR for the 9-11 months of the year? As a LTR you are going to be able to do flexible 6-9 month leases in high demand areas like St. Pete/ Tampa.

As a STR, unincorporated Pinellas and Tampa proper (city of Tampa limits) will have the very least restrictions for short term rentals. Stick with Tampa if you are looking for solid appreciation, and flexible exit strategies as a STR or LTR.
