@Abigail Poag. Have you considered a duplex or triplex in the Tampa bay market? And then pull a HELOC out of that in 2-3 years? Perhaps that would give you the cash flow you desire now plus the potential to keep growing in the future.

The best way to get this done is drive around the neighborhood and look for similar new construction homes that fit your checklist. Look up the builder on Tampa Accela website. Chances are if it was just 1 or 2 new construction homes on the block it was a smaller investor that developed it. Now you have the name of the architect, the general contractor and an idea of the finished product.
And in my experience in rehabbing houses in Tampa, the wooden frame bungalows are like peeling an onion, the deeper you go the more rot you will find.

Just the fact that you made this post and made yourself vulnerable shows your amazing attitude!
Join and actively attend your local REIA group, get involved, ask questions, engage with everyone in the room….investors will start to see you as the "go-to" agent
Find out what the pain points are for investors in the area and film a reel and IGTV to address it on your instagram
Spend a day down at City Hall in Tampa and try to meet with the building department officials from permitting and zoning. Drop off some Panera bread pastries…we underestimate how much $20 worth of tasty treats will get you past a gatekeeper and you might get some serious facetime with a Tampa official who has a plethora of information and authority into permitting, zoning etc.
Dumpster driving - Drive around on weekday afternoons and if you see a dumpster and construction crew working on a house see if you can find the lead or foreman on the job and introduce yourself and exchange business cards… you you be building your brand and your network of trades to provide for your investor clients.

Yes, the market is cooling and your mortgage payment is going higher.
I see the benefit for investors that you can attain a retail ready short term rental without paying over ask and waiving appraisal contingency and inspection periods.
I would dig into your STR market and see what drives it. Is it medical tourism, university tourism, sports tourism, etc?
I know my Tampa investors still have strong short term rental months with Tom Brady returning in the fall and our Lightning team currently in the playoffs!

I would recommend finding an investor friendly realtor who has off market properties at their disposal. Tampa is an extremely competitive market and you might find yourself in constant bidding wars. Also, a solid investor friendly real estate agent should be a one stop shop and will have a rolodex of contractors and handymen so you can start your business down here. Congrats on moving to Tampa!
