@Steve Theobald No problem. Go right ahead. Everyone needs to remember that when you are the investor you are the one who ultimately decides the purchase price, no matter what. If it's not this house then it may be the next house.

@Steve Theobald I just secured a deal on a really low ball offer. The agents on both sides told me that they did not even want to present my offer. I told them to do it anyway. The seller's agent told me that from his experience that the seller would not even counter my offer. I again told him to present the offer to the seller and ask him what his counter is. I have cash and I am the one standing in front of him right now. Come to find out the seller was motivated and countered my offer which I accepted. Sometimes you just have to take a shot.
