@Peter Pascoe Welcome and good luck with investing. You might want to look at the zoning for the apartment above the garage to make sure that you are allowed to use the property like a duplex. Other than that I don't see why you wouldn't be able to rent it out.

My girlfriend has two cats and they have just about destroyed our condo. They vomit hairballs and food everywhere. If the litter is not kept clean they pee on the floor. There is hair everywhere. During the warm and hot months you have to worry about flees and ticks. They claw the carpet and tear it up. I would not allow even one cat.

@Yaniv Kehat I chose Cleveland. I like the ROIs there. Plus it's not that far from where I live. It is going to come down to how comfortable you feel with each one of those markets when you perform your due diligence. There are many people on here that are from those areas that will probably chime in here and give you their feedback. Welcome and good luck.

@Matthew Ritter Try to make time for the weekly webinars on this site. Every Wednesday a different topic is covered. There is very valuable information in them. The old threads on here also cover many different topics. Search through the community section and read the old threads. They will help. Welcome and good luck.

@James Barnhart I give them a form that asks if they are going to get it or not. If so it has a space for them to give me their insurance information. I also give them a pamphlet that covers why renters insurance is important. I have low income renters so I struggled with making it a requirement. Obviously the safe answer is always require it. I decided to go this route because I need my rentals to be affordable to keep them occupied. The information tells them that my insurance will not cover the loss of their items. You can do a Google search and find this info online and pass it along to your renters.
