the best, and only way to flip in my opinion, is using private no monthly payment loans.  Be careful of getn into debt until u have your proof of concept down.  Shorts sales only work if the loan balance is higher than the market value of the house and the seller is behind on payments.  Ur going to do great.. keep us in mind......

one thing I always did is pay MORE than my monthly payment.  Works pretty well.....

It's been a long road, but I've finally paid off one of my mortgages TODAY.

The good thing about this loan is that I took it over "Subject to" many years ago and the owner of the loan had already paid it down some(the best way to buy).  I've always felt it best to pay more on my mortgages because I know I'll eventually get that money back one day, when I sell.  Plus I increase my monthly income tremendously with no more loan payments...    I also thank Lifeonaire that kinda showed me that it is possible to not only paid down debt, but actually pay debt off, a concept that I didn't think about till a few years ago.  Here are the bank tellers at Old Point Bank taking my last payment.  I'll never see you guys again...  BP, thnx for all of your support over the years and let's get out of debt my fellow investors....
