 thnx for chiming, actually no,  we had a buyer that was going to closing a few months ago and the deal fell apart.  That appraisal, the $200k, was for the 1st buyer back in October and it was completely independent.

We have a house that comps at $200k, and have a 3 month old appraisal that backs that price up. Our buyer just had an FHA appraisal that came in at $160k. We've tried to give the comps from the $200k appraisal to the new appraiser and he's only adjusting up another $5k. Can somebody please tell me how to handle these guys and perhaps get a value to the lender?

many good ideas guys.  i think buying materials and paying contractor for labor that's finished is the safest way.

HELOCS are a great way to get fast cash to buy other houses.  Make sure you don't buy consumable goods tho...

good luck with raising the rent and make sure you be very careful. I have lost several tenants by raising the rent just $30 in the past.  Perhaps you could do a mailer to let them know in July the rent will be going up so they will get prepared. If they do not agree with the rent increase then that will give you enough time to market for new tenants by July as well.  Also if you have any publications or any tax information about your property taxes going up or rent going up or property values going up in your area or just cost of living going up I would include that in your mailer to justify increases.  Or include any of the other rents being paid in that area that are higher...    tread lightly
