I highly recommend checking out the book "deals on wheels" by Lonnie Scruggs. He was my personal mentor and was an unbelievable person. He was located in the Hampton Roads area.  I got a lot of great advice from him but I never was able to get to the mobile home thing to work for me

might be best to hit ur local reia and do a search on meetup.com    dont forget to call the we buy houses signs to see what inventory wholesalers hv as well. that worksfor me...

richmond is a booming market.  nothing like us down by the water.  from the out lo8king in i dont see how in the world u guys can sustain that market.  whats cost per unit to build?  seems like ur in the wild wild west back in 2005 up there where pricing is going up 6 figures in a year in some areas

u may hv to roll to ur  local reia or visit meetup to find a local rei group to get a recomendation.  u could also try calling a local realtor sign on an ugly house or stop by a house with a large dumpster in the driveway to talk to the owner, thats sure to be a cash investor doing a rehab?. good luck

i always hv a credibility kit.  if i dont hv any deals i just get referrals from friends and family about my integrity and honesty.  it'll b way more info  than ur competition gives the seller..

i dont think its reasonable to charge interest and make % of profit.  unless interest is really low.  ur going to cut deeply into the managing members profit hence making him work for cheap to give u a good product...  play fare

oh my.  i have a condo and fees keep going up.     not to mention the special assessment fee when the hoa spend hundreds of thousands to do a major repair then splits the bill up amongst the owners.  oh and i just received a letter stating our rental cap has been met and we cant hv any more rentals and i may be forced to move my tenant out for breaking rental cap policy....   enjoy the headache!!

Hey anthony.  From my experience it is hard to cash flow any property using hard money. Your best bet would be to  Brady's private money from the individuals you know to buy the property ONLY if you have experience in managing this type of asset.  Not to mention the taxes are ridiculously high down there so watch out for the tax man as well on this type of deal....    oh, yeah make sure u hv at least $225k for vacancy, repairs, ect...
