This question is kind of like "I have this small piece to a rocket ship what would be my next step to connect this piece to the ship to make it start up...." there is so much to know and learn along the way. Could you tell us a little bit more of what you are attempting to do because buying is not wholesaling as you put in your topic

hey Sam it sounds like you're family has some real education. I highly recommend using separate trusts for every property you buy. You can have your LLC be the owner of the trust but your fam is dead tight using the trusts. Smart man.... I believe it may be best for you to start off the right way instead of trying to put properties in your LLC which will be on public record hence opening you up to predators. oh i can vouch for this strategy. but callfire is a hard one to use. ive bought houses and sold houses using postcalls.com. also a good way to organize a rei group. voice blasts are greattt

this is one of my favorite topics. We always get our deal insurance on every signed contract. The deal insurance is a simple document called the memorandum of contract. We get it signed and notarized and then recorded at the courthouse so the seller never back out of a signed contract. You may have to cough this one up as a loss but in the future I recommend doing in memorandum on every signed contract. I never do a deal and less I have a memorandum signed because you never know when the seller will want to change his mind

OMG. I would recommend searching for Craigslist scams here on bigger pockets. I had a person move into one of my rentals in the past and the police told me it was a civil matter. I was able to change the locks on them and prevent any issues but you are in for a challenge if they have moved in.

I am not sure I agree with the "hiring an attorney" thing. At this point I'm guessing you're focus and goals are to make money. Are you looking for something for business in general or are you looking for something per house?

So I've been renting out my condo for years and I just got notice that the board voted to ban rentals in this association. Check out the crazy letter they sent me below. They also say I have to get their blessings in order for me to rent my unit because we're over the "rental cap". This associating has been a pain for years and now their still tryng to stir things up for us investors.
