@Cal C. Interesting topic though I find myself trying to avoid what I've previously done!  I also try to make my choices based on the style and character of the house and neighborhood, which might not be possible if I were locked in to a "trademark".  We house flippers are like artists!

 I here you Art, I've used it on others as well.  We just got tired of using the red, seems like everybody is using red.  We wanted to simply give another look and It kinda felt good having a little different style as the buyers pull up to the house.  Check out this one, got multiple offers .

 Hecks no.  That crap came with the house. I did not want to remove it and risk not being able to grow some grass in the same location. Or even worse having a beautiful grass growing in a perfect oval and the rest of the yard looking not as good. It was the lesser of two evils just to leave it and we got a full price offer on it quickly.

great topic. I had been using the red door for years. Seemed to be getting a little old and tired. I went to Richmond and saw something wonderful. These guys were using incredible pastel colors. Here is a sample of one we just finished. We got a lot of good response.

Wonderful idea. In the past I have battled with the city assessor's office and only was able to get one lowered. In my experience the assessed value has no bearing on reality. The last sales price sometimes equals the current assessment. But around our area the assessment can be very high or very low neither of which has any real value .

 Well I have never heard of private money being" too expensive" .   Private money will be anything you can think of regarding interest rates and terms. You can borrow it for as long as you set up with your lender.  You will actually have to believe it is possible however. I believe the main thing you're going to need is a presentation to show people. From my experience as long as you have your presentation perfected you can borrow six figures and beyond for whatever time frame you need.   Let me know if I can help.

How do we protect ourselves from a seller coming back and accusing us of damage which we really didn't know about?

Check out this article in our area where a home owner (1st time buyer) is suing the listing realtor, buying realtor and the seller- 4 YEARS after she bought the house.  This Norfolk Judge is claiming some "Brokers" Act case law.  How can this be?  Has this happened elsewhere???.....

Hey BP, just wanted to share how I turned a bathroom from old to new with $450 instead of doing a full bathroom reno by simply doing a re-glazing.  This is just unbelievable how it looks brand spanking new and nobody even knows....   We got a full price offer and the buyers seem to love it.....   Anybody got a story about tub re-glazing too????

Hey Phil, do you have the location of where you're looking  for your buyers?  If so, get a realtor to run all the solds in that same area for the last 6 months.  You should be able to access all the cash transactions.  That will get your real cash guys.
