Ok, so I logged back in to the bp site on my lap top and I do see the magnifying glass next to my name. Is it supposed to be there on my tablet? Does anybody else have the search feature NOT working on there mobile device?

Merry Christmas bp. Does anybody have any experience with negotiating a short sale and the lender sells or transfers the loan to another bank? We had almost finished negotiating the deal with ocwen last week then they told us the loan has been transferred to another company and gave us a new person to talk to. Been crazy!!!!

Hey jenny. Please tell us.. what does ur credit score and money for a dp have to do w using a private lender? My pl's finance the entire deal and never look at any of my credit!!!! Hence a private lender and not a conventional lender... what type of pl's r these???

This is actually going to be MLS specific...
Some MLS' will allow you to list properties, even if you don't hold title in the property. Others will require that you hold title to list on the MLS.
I'm sure she will be able to find that out quickly. Hhmmmm, Which mls that u know of doesn't allow listing a contract?????

Hey calandra..... getting buyers is by far the easiest part of selling a deal. It's kind of like throwing a bunch of mom's inside at Walmart, they are going to find the deals. If you don't have any buyers right now the easiest way to sell your deal will be to simply list your contract for sale with a real estate agent. They can stick your house on the MLS and sell it for you. You don't even have to be the owner to list the house on the MLS with the agent. There are a few steps to doing this so seek out help if you are not sure how to. But the buyers will see your house listed.

#1- all you need is the land trust doc and the deed to trustee(or warranty deed) deeding it into the LT. It sounds complicated but it's not. We've been doing our own trusts for years..
#2 the main purpose of a LT is anonymity, when the predators come a knocking, they can't find whom the owner is of the trust. They will be able to see your trustee so make sure he's trust worthy. The predator CAN find you only after they've had a conversation with their wallet. It's going to take some professional digging and can be done, but most give up before writing a check to come after you.
#3- Depending whether the house is listed or not, you don't even have to set up the trust until the offer is accepted. Only a few times have I had to provide the trust to a seller before my offer was accepted. Make your offer in the name of the trust, then go set it all up after it's been accepted. If not, you'll be creating hundreds of trusts that simple get thrown away because your offer was rejected(95% of offers).
