OH man, I took out some $ on my 1st house. I thought I could just go buy whatever I wanted. After a few years, I spent all the money and was more in debt. Good thing I paid it back. In my opinion, a HELOC would be best for you ONLY, ONLY, ONLY if you're buying more equity in another asset. You can't use it to buy consumable goods or products that will be used. That was my mistake. After you use the money, you can simply put it back and have no interest payments. You can make larger payments each month to pay it back early and the rates are really low now, Good luck, tell us what you did. Oh, you can get HELOCS from local banks, probably not a broker...

Had a tenant move out last week and seems like they got me.  They've been good renters for 3 years and when they moved, I guess they just felt like I owed them a favor.  They blew my phone up over the past few weeks to sign their landlord verification for their new place, but now I can't get them on the phone and I threw that paper away( dumb me) Oh well.  Should I go after them in court or what?

that is precisely why you should always get the deed when you are buying subject to and not do lease options or land contracts. the seller always has the potential of getting a lien and will seriously damage you

what a rip off. I am sure they are interested in making as much as they can on some very basic documents... I have been in your shoes and I have your answer. Go to 123notary.com and type in what zipcode u need or just google mobile notaries in whatever city you are looking for. Get a copy of the quit claim deeds and send them to the mobile notary. Have the mobile notary go to your mothers house and fill them out. They will charge you 5 to 10 dollars per document and even mail them back to you.  good luck and tell the title co.  YOUR FIRED!!!

Tell us Janaye, can a foreclosure be a rental as well.  Could u be a little more specific about what makes your choice of 4closure vs rental.  We buy foreclosures as rentals all the time..  A little more clarity may help us chime in?

I feel for you brother. But dropping price b4 u add agent bonus won't allow u 2 raise the price again.  I've had to dump a house so bad in the past I've offered a $10k agent bonus.  I think u may need to give it a bit more time. 45 days ain't bad at all.  Im sure it'll go!!!

Hey Adrian might b a good idea to invest some of that 5k in some rei  education b4 u right a check for a deal.  Before i do each deal i Always remember RR has 2 speeds. Super fast forward and supsusuper fast backwards.   Can go fast either way.   Plus the best way to determine ur future success in RE is to make money without using money 1st.
