there is no specific lease required by Sec 8, they only have a few pieces of language that must be included. The lead based paint is one that I know of. But, any lease should be fine.
PLEASE REMEMBER, sec 8 does NO tenant screening, so make sure you do. They are only responsible for a portion or all of the rent. If you have a tenant issue, they will not get involved..

Hey @Junior Silva, just get a little education because we all have our own strategies, and I equity stripping is a far off plan for you, I'm sure. We all are great quarter backs for our own teams and you will too. Don't be scared to move forward, you're going to be great. None of us can really comment on your deal because we don't know if you're buying to live in it, or just for a loved one so NONE of the advice you received thus far can really be counted as a good direction for you. If you keep the deed in the seller's name, you'll have to worry about them getting a judgement and attaching to the house. Anyway, there are all different ways to work around things so stay informed and don't let us scare you off.. I've actually seen a judge undo a sub to, but that doesn't scare us off...

ok. Even easier.... just get the lender to fund ur building costs. I'd stay away from making it too complicated ie. Checkbook llc, percentage ownership...... etc.. just do a direction of investment w a good custodian and fund it w a closing.... should b simple...

this is a simple deal. just make the ira the lender and create a note and deed of trust on the house for collateral. deal should be funded at closing only

Man, u just never know what these banks are going to do. I've seen them 4close on homes where the person owed over $200k and they end up selling for $100k after being listed. I've also seen them start with an opening bid over the amount owed, u just never know esp. since some of the banks got bailed out and have no incentive to sell.... good luck...
