Hey Bp, so we ripped out the old drain line in the 2nd floor tub and shower. Going back in with pvc the p-traps are hanging lower than the ceiling one the first floor, check out the pics. It hangs too low for us to hang sheet rock on the ceiling. How do you get around the low p-traps? My pic is rotated and the ceiling is on the left?

Hey Dave, I thought the proxy bid was the maximum I want to offer on a particular item??!!, That seems fair as long as I'm a legit buyer. What I'm seeing with auction.com is the company can bid on behalf of the seller, but the company has no intention on buying. My thoughts were from a legal standpoint: The intent can be the determination between crimes ie. 1st degree/2nd degree crimes... But, perhaps we can let the feds figure that out.....

Ok, so auction.com says- and I quote..... "ADC may counter bid on behalf of Seller on any Property up to the amount of the Reserve Price"
How is that legal, isn't that like a realtor saying they have other offers when they really don't have any. I'm curious to know how can this site make a "fake" bid just to push the price up on a house. They start the opening bid super low, then set a reserve super high in our area, Hampton Roads.... This seems illegal to me. Please tell me if I'm wrong about this....?????

great points, but it's going to be a bit costly to stage this home. Perhaps you could just stage the kit,lvrm, and bthrms. that's all we've been doing for years...

Sounds like we all agree about price. But, how about trying adding an agent bonus into the listing BEFORE You lower the price. I've had to give away $10k to the buyers agent before just to get the heck out of the deal. another things is your price per SF strategy. That doesn't seem to work in our market. What we've seen is similar pricing on beds and baths, but SF pricing is out of the picture in the Virginia market. Is there a large price difference in THAT neighborhood between a 3200sf house with the same bd/bths and at 4000sf house? maybey that's where you could perhaps be off in pricing.
