I would only be concerned about the liability if you were having them do some sort of repair. If they are just hauling trash I would say your pretty safe. There are a lot of people with plenty of experience that post to craigslist. Make sure you pick a good one.

If he owes you money I wouldn't give him the pleasure of taking even more from you. If that is the route you want to go I would file the unlawful detainer first. It offers you peace of mind knowing that either way he will be gone. If you give him money and he still fails to move you will have your unlawful detainer to fall back on.

You would have to check your local laws but here in MD when a tenant is month to month as a landlord you have to give them at least 30 days notice to make changes. Do they have an actual valid month to month lease? It would be in your best interest to have them sign into another lease that isn't month to month. In that lease you can put any addendums you wish, provided it is within local and state regulations.

As far as rent increaseI usually do a yearly 3% increase but with them being so far below market value I'd go with the 75-100 first. If they are good tenants and you don't want to loose them I wouldn't hike it to high, to fast.

Along with your liability/rental insurance I would make sure you require renters to have insurance as well.

I absolutely agree. I took some time off from from BP because I was working for an investor that consumed all hours even my sleep haha. I plan on jumping back in feet first. Thanks for the info!

My favorite I have encountered so far is the past due tenant. Upon reaching out to her to try to figure out what is going on, I get a long drawn out Facebook message (yes Facebook!!) about how I have no right to ask about her rent. Um. Then it was I had no right to judge her I don't walk in her shoes. After that it was she has other things to take care of. Since when did having a roof over your head become an option?? Especially when you have kids! I really like the ones that blame me for them being late. Sorry. I forgot I hold your purse strings!

I had another one that refused to pay her rent. Called the office and told me she wasn't paying a dime until an electric issue was fixed. Mind you we've had the electrician there several times. She was well aware that we were ordering a part. She started talking about withholding rent. I told her she simply couldn't do that, that if she wanted to she could go to the court house and set up escrow to deposit there until her electrical issue was resolved. I gave her the address and phone number for the local court. She seemed a bit flabbergasted that I actually told her to do that. Needless to say she came in and paid rent the next day.

Hi All! I have recently started working for a company as Property Manager. While I have a great amount of experience in this field there is one thing I am getting hung up on.

Wage Garnishments! I know the ins and outs of the courthouse (Warrant of Restitution, FTP, Holding over etc)  but this one has me stumped. I have got everything filled out as well as proof of previous judgments. It almost seems to easy. Am I missing something??

Property, tax and bank garnishments are also possible. How would I garnish a bank account? Wouldn't I need to provide the bank  information to the courts??

Also for the former tenants that have changed jobs...is there a system or program (skip trace) you use to track them????

There are different variables that could give you various responses. 

What is the rental market like in your area? What is the total cost of the purchase? Upkeep costs? Is the property in need of any repairs or modifications to pass city or county inspections?
