My apologies, my answer was slightly ambiguous. In the cases where tenants have shown up for court, I have seen the judge grant them 30 days to vacate. In cases where tenants do not show, and the default judgment is entered, it can still be a few weeks before the constable can be present at the property to execute the writ. 

So with most evictions, I expect approximately 30 days, but am happy when I can get it done quicker.

@Joel S. Also, in case you were not aware, the constable keeps an evictions list. So next time you are screening tenants you can check your potential tenant against the list and see if they have any prior evictions. @Joel S. I have done several evictions in Wichita Falls and would be happy to help. The process is pretty straightforward; three-day eviction notice, court, then send the constable out to bar the tenant from the property if they still haven't left. Sounds like you have got the ball rolling with the three-day notice and securing a court date. Who's court did you file in Judge Sons or Judge Little?

Whoever ends up going to court will need supporting documents such as the lease, rent roll, a copy of the three-day notice, and a copy of any correspondence in writing about the matter. I have not had an eviction yet that hasn't gone in favor of the landlord, although the judge will usually give 30 days to vacate. Have you had someone go by and check on your property to see if your tenants have left? I have had several tenants who vacate after receiving notice.
