Looking for a good book for an upcoming flight/vacation. I have a few different interests in mind:
-I am a Real Estate Broker and possibly interested in adding property management to my portfolio so I'd like a good book on the in's and out's of property management to help make this determination.
-My husband and I have multiple SFR rental properties, but I am interested in breaking into multi-family and looking for more knowledge and motivation to take the next step.
-I'm also interested in wholesaling and sub-to so a good read on either or both of these would be great!
I appreciate any suggestions!

Thank you all, my husband and I are both self employed so no big company matched 401k we've been building, only a bit in a simple plan that we use for our reserves (regular conventional financing needing 6 months reserves for all properties).
Do you have experience with any major banks and credit unions like Wells, Chase, JSC FCU, etc. or only small local companies? When you call, who do you speak directly with? Thank you!
No plans to move anytime soon but would absolutely consider leasing our primary residence when we do move; for right now the kids are within walking distance of their elementary and we have done a ton to our house including a pool just last summer.
I'm interested in researching Master Lease Options more, as I'm not familiar with this option.

Any suggestions on finding multifamily properties outside the MLS? I am a Broker and do find good deals on MLS but I know there is a huge market outside of it as well. I am in SE Houston/Galveston Bay Area and looking for 4-8 units to start. Thanks!

I've been doing a lot of reading and researching on this but wanted to ask for help directly as well.
I'm located in the Galveston Bay Area/SE Houston; my husband and I own 2 rental properties and are closing on #3 this coming week. I'm in a position right now where I am ok taking some risk and very interested in taking our investing to the next level. I am looking at flip deals as well as buy and hold. My question is for advise in building capital for buy and hold, or knowledge of fair private lenders?
We buy everything on 15 year terms, I like the idea of putting 20% down but we are running out of available funds (and reserves) to do so on multiple properties at a time. I am a real estate broker and have my eye on a few different properties if I can get them for the right price but we only have another 20% down payment for 1 additional property right now and would like to have the opportunity for picking up more.
Any advice or ideas of how to buy for hold without a lot of available funds on hand is greatly appreciated!!! Thank you for taking a moment to read and give your thoughts!

Welcome to BP, I'm pretty new to the site as well but have quickly learned there is a TON of information here and was very pleasantly surprised that I have finally found a place where people aren't selling their knowledge but very willing to simply share their experiences. I'm a Broker and very knowledgable about my market and types of investing, but there is also so much more to learn! What part of Houston are you in? I'm just between Houston and Galveston on the Bay.
