Hey Dawson, welcome to BP and to the wholesaling community! 

We have worked with many probate houses. Typically the probate process can take anywhere from 6 months to a year. I would stay in front of the sellers and try to find more deals in the meantime! Best of luck to you!

Hey Margaret, there is an investor I work with and she has done a lot of projects in Augusta! So far, everyone she has done, she has profited on. Might be worth a trip to take a look at both markets with your own eyes, get a better perspective, and meet some agents face-to-face!

Monroe is a very cute little town full of great history with lots of old traditions still in play.   There's a great private school there called George Walton Academy but, I do not know about the public school system. Personally, I think it would be a great place for flips, growth is happening for sure and value is absolutely there! Good Luck!

Good morning BP,

Last week, my boyfriend and I were driving down the road and saw multiple signs advertising for 2-1 buydowns....

I know this program started at the very beginning of the 2008 market crash.

I am not here to say I am an expert, I was 8 years old when the 2008 crash happened. However, I know that the 2008 crash is really what started a lot of people in their real estate investing journey! Noticing some trends reoccurring from 2008 to now, do you feel like we will have another crash? Maybe not as detrimental but something similar?

I had some, I think it depends upon the AD and where you are implementing the data from. I feel as if Facebook has fallen flat, everyone on there is just another wholesaler who won't tell you they're wholesaling until... you get the point.

Open houses can be a great play to draw up some interest and create some competition with your buyers. However, since you are out of state I would highly recommend connecting with an agent or someone to be at the property while buyers are there to view it. I also think the amount of open houses that you do depends on how much DD you have in your contract.

Good morning BP, Happy New Year! 

First off, let's address the elephant in the room. The Fed announced they are dropping interest rates four times throughout 2024. I feel as if, for the past year/year and a half everyone has been waiting for some type of ball to drop, some huge change in the market, a huge crash, etc. However, even though conditions have been rocky it has seemed to stay fairly steady here in ATL. 

In your opinion, how do you think interest rates dropping will affect or not affect the market trends in your area? Are you adjusting your plan to accommodate the change? Are you sitting back and waiting for Q2?
