Single-family residence wholesale investment.

Sale price: $225,000

From contract to close we made this deal happen in 9 days! I sold This adorable 3/1 with 1,200 sqft to a first-time investor. She purchased this property cash and with a solid rehab budget of $75k, she expects to be out of this property in 4 months with an exit of $375k+

4) ABC ALWAYS BE CLOSING! In this industry, everyone is your client. You can run across someone in the grocery store that is looking to sell their grandparent's house ect.

Good morning BP,

I saw a post this morning that got me thinking about the biggest issue when it comes to flipping. The biggest issue many of my investors have run into is finding a great contractor. Finding the deal and the financing is easy but finding a great contractor is like finding a needle in a haystack. My question is for my experienced flippers...

How did you find your contractor and what made them the perfect choice for you?

Melissa, this is a great question! 
From what my investors have told me is... CONTRACTORS! Finding a good deal is easy, finding a good contractor is like looking for a needle in a haystack.

You have gotten alot of good feedback on this post! The biggest takeaway I've gotten was it depends on your market, the rehab, and how you plan to finance!

I recommend listening to your VA's calls and taking the time to sit down with them and train them your way. I would not rely on the place you got them to have trained them to their full potential, your VA is your teammate take the time to help your teammate succeed!

Absolutely change agents! Call the broker and let them know. An agent is held to the up-most standards to provide for their clients and if you are not receiving that make a change but also make sure the agreement you have can be terminated with-out any loss to you!

If you're not looking to sell, why engage? I understand the mailers are annoying, can't knock a hustle if someone is trying to grow their business or portfolio. I am sure he attached his information to the mailer, there is no harm or foul in calling and discussing potential options!
