I would like to know when starting out with rehabs and going into new deals is it better to partner up with multiple people or try to work with just a private money lender? Thoughts? Strategies please?

@Mark Graziano i honestly used a hand written statement on a an index card hand about 500 copied and then stuffed it in an envelope with a business card

I sent out my first batch of letters last week and got about 10 7 calls this week hopefully more. Some wanted me to take them off their list and some other ones wanted to schedule showings. This is my first time sending them out and getting a response which felt great. Anyone have any other tips and advice when doing so?
