@Christopher Salazar

 thanks I appreciate that I will most definitely start strong with these this year and be consistent. I'm learning follow ups are the key as well.

Last yr was my first year wholesaling. This year I'm taking it up a notch I work a full time job and I've only done 4 deals in 9 months. This yr I'm pursuing my brokers license and I want to get new innovative ideas from other investors. I've only gotten deals through word of mouth and craigslist. Any new ideas I should try to get more deals besides postcards and bandit signs?

I'm having this way of thinking in regards to saying "we buy houses " so I'm starting to say "cash for houses". It kind of seems unethical and especially if your seller finds out what's going on it seems deceiving in the wholesale world. I usually tell people and let them know exactly what's going on so they can decide themselves if they want to do business with me but however sometimes wholesalers get a bad name. What are your thoughts on this?

I've just gained a parter in the real estate game (whoohoo) and we've just gained some cashflow and would like to start out with a 1000$ in marketing. Investors, brokers, wholesalers, ect how would you use the thousand bucks to gain more cash flow and get more leads as far as flipping properties ,turnkeys. marketing to buyers ect?
