Recently I've been getting crazy questions about how to distinguish sellers that are motivated from the ones who aren't so motivated and my advice was focus on the sellers who are reasonable and will reason with you in regards to offers or even selling homes. I received info from other investors and brokers saying they usually only focus on the ones who are motivated and that usually goes well. They don't deal with the home owners who aren't serious or play games. What are your thoughts on this? I personally agree it saves everyone time and headaches.

I realized that direct marketing works... Post cards, and letters do work but I am looking for a different approach than other real estate investors and brokers to lure in new prospects. I would love to hear new and creative ideas any one has done that could potentially help in the future. Just my thoughts.
