In broad strokes you need 1) lead relationships (wholesalers, agents, etc) 2) money relationships 3) contractor relationships 4) supplier relationships 5) sell side agent

There's no reason for you not to call several hard money lenders right now and learn about their programs and talk about different scenarios. This will help you in your analysis, understanding what kind of deals you can get into in the first place.

Today I wanted to talk about getting material and labor costs for your rehab estimates, even if you've never set foot in a hardware store or called around for construction bids.
If you're just starting out in the house flipping, wholesaling, or rental business, you may have found out how hard it is to estimate rehab construction costs. There are really only two options in solving that problem:
1. You can bring a general contractor with you to every property you think is a potential deal,
or
2. You can get hands-on experience in identifying what is wrong with a house and do your own estimates.
The first choice is going to become expensive, fast. Unless you are in a position where you can offer work to the GC on a property you acquire, you're not going to get anyone to work for you for free.
The second option is the way to go. Yes, it requires more time and effort, but the education you acquire and eventual savings will more than make up for that.
So, what's the best way to get this experience?
In my own fix and flips, I evaluate as many properties as I can find, and when I go to visit a potential flip, I take along my camera phone and film a walk through of each room and the exterior, carefully narrating what needs repairing.
Then comes the difficult part: identifying all the items involved with a repair, itemizing all of these costs into one tidy list, and calculating the final cost. For example, a window repair not only includes the cost of the actual window but also the labor that it costs to install it.

Once under contract I sometimes will get an inspector to go in and give me a verbal breakdown without a report to save money. I don't need a report, just need to know general state of the property. If it's a complete gut, I don't bother.

Hey Patrick.
With websites you basically have 3 options. DIY, hire it out, use a website company with a prebuilt website.
DIY is cheapest in the short run, but most time consuming to get started and you need to know what you're doing, and you may need to integrate with your other real estate systems.
Hired out is most expensive in the short run and the person you hire needs to know what they are doing and you will need to integrate with your real estate systems.
Real estate investor website companies mostly have the website figured out for you, some of which also have a suite of tools integrated.

Cooling is better than no cooling, and for a newly refreshed house unless it's historic in some way, usually expected even if unnecessary. Most of the solds that I saw in that price range have central cooling.
