If you're able to add drywall, door, and a closet thats cheap. If electric and plumbing are already in place it's totally worth it, plus its 1200 sq. '. It'll definitely improve ARV and rent will go up. I'd definitely make it a 3/1.5.

I was hoping they were oversized 1/2 bdrm. Could have added a bed room in each that would have added value.

It seems like your doing great and as time goes on your credit will definitely return to normal and then some. @Joe Norman and @Cameron Tope are correct as they season the scores go up. I'd gladly love to have your problem and congrats on all your BRRRR's and keep going.

Nice area, I went to college in Miami. If BRRRR is your preference I would recommend a BP realtor who is an investor already. He'll probably know how to BRRRR or at least buy/hold techniques. Also, really recommend David Greens new book called BRRRR @ BP book store.

A great way to start out is maybe a duplex, triplex, or quad. Get a fixer at 60-80% and obtain an FHA loan @3.5% includes wraparound for rehab work. Requires you to hack (live in) for a year. Benefit is you'll probably live free maybe get positive cashflow, at least in the 4-plex. Qualifying is fairly easy. A good bigger pockets agent in your area could probably help locate the perfect property in the right location.
