Hey @Mike Nowa ! Thanks for posting this lol I havent checked these forums in a bit but im here! I am deeply rooted in Atlantic City with our own investments and my property management company. Hey @Randy Adams ! Congrats on your first shot at an investment property. We love Atlantic City but just be aware of the areas. This section is the West Side of Atlantic City, we actually own 2-row homes on N Ohio Ave close by. We are planning on testing this area by converting these to STRs. We believe this area is still not ready for STRs but the convention center and shopping outlets are close by. 

The neighborhood isnt ideal tho, just want to make sure you are aware! Reach out if you have any other questions!

  - mostly answered in response to Rick but they do really well. It's definitely a lot of work -- far from a passive real estate investment -- but the returns dwarf almost anything else we've done. We're also doing major rehabs on these properties, so it helps to justify the work.

We agree 100% with Ryan on this one. We are actively investing in the market with STRs (single and multifam). We feel good about the up-and-coming projects happening as well as the buzz. 

To also add another very exciting development to the list mentioned above is the mini-golf course that is currently slated to open in May 2022. These are all great family-friendly projects that we hope will help the area. 

We are also a huge fan of the Brick x Brick podcast... if anyone ever wants to connect just reach out!

@Rob Cucugliello great question you have posed... I think a lot of real estate investors run these questions through their heads constantly. My first question to you is where is the unit located? Im in the south jersey market, Atlantic County so if you are in that market I would love to share my insight.

@Jovan Thomas depends on if the tenant is paying rent. If they aren’t paying rent you can see if they started the eviction process and transfer the process over to you once you purchase.
