@Joseph ODonovan thanks for sparking this back up! I currently manage multiple STRs close to Gardner’s Basin. Once they opened back up for COVID they got slammed with bookings. I think AC is positioned well for STRs close to the beaches.

@Jacob Camaraza I agree with @Kurt Kwart, there are many options in Atlantic City. Just have to ensure to study the market trend and buy right. Im always available to grab some coffee to discuss AC.

Hey @Keshia Romelus, those condos are in a great area of Atlantic City. They are close to Stockton University and the beach. Appreciation in Atlantic City will be slow and steady if the city continues to focus on bringing new industries to the area. I know these condos hold their value pretty well in this market.

@Brian Wolf Congrats on your first rental! I agree with everything @Clark Kirkpatrick stated above. Create systems for everything, from renovations to tenant screenings. Develop your criteria for screening tenants and stick to it! You might get anxious about a vacancy but trust me, its better than dealing with a trouble tenant. 

When analyzing deals, take into consideration management expenses. You may not always want to manage your property yourself.

Also! Have a iron clad lease agreement. Its very important....and one last thing.. if a tenant is late on his rent, after the grace period begin the evictions process AS SOON AS POSSIBLE!

Hey @Jodie Carlson 

All depends on what you have a taste for. Like @Georgeanna Tracey Newmones and @Kurt Kwart mentioned, there are pockets everywhere. SFR are hot right now due to STR (airbnbs) and MFR has always been sought after.
