Hey @Chris Miller , there is also competition with the new apartment/condos being built in front of the Ocean Resort and I'm pretty sure more will come. Atlantic City has so much hype that everyone wants their hands on something. Year round rentals seem to work for us, AirBnB is an interesting option as well, we havent tried yet but are looking into it.

I am going through all of this as we speak with Atlantic City, Code enforcement told me that I need to complete a “change of ownership” CO. My realtor failed to do this when we were purchasing our building. So yes, I believe your going to have to file a change of ownership CO for your new condo. But you can call the city, DM me for the phone number if you need it. Hope this helps. ;)

Shannan Bowen I know of one in Atlantic City that my man Kurt Kwart started up. We usually Meetup once a month to network with people in the area. Also SJREI has a couple of meet ups in south jersey which you can see on their website.

Timothy Maldonado awesome to here your jumping into REI! I'm also from the south jersey area and have 11 rental units under our portfolio. AC is hot right now and will probably stay hot for the next year. If you ever want to grab a cup of coffee and talk about anything let me know and we can set something up.

Usually in my area the Tenants stay longer. I have tenants that have been there from 5 to 15 years in the same units. It all depends on your area and usually price
