Hey, Towson 2020 grad here. As long as the rental property is about a 15 minute walk to the University, close to those Towson University bus stops, or close to the bars uptown, it will be attractive to students.

Hey Andrew, welcome to BP. I have heard good things about Odenton MD for rentals since it is close to Ft. Meade. 

Since you are just starting out (like myself), I would recommend listening to podcasts, reading books, and educating yourself a ton to get started. Good luck!

I am getting started as well. My advice would be to read, listen to podcasts on REI, and to find people who are successful locally.
