I am a HUGE fan of Apartments.com’s rent collection system. I dont use their leases or any of those kind of features, but I do like the way the systems are set up 🙂 What are your thoughts?

The concept of contagion….
I heard this concept on a podcast or a webinar last week that really made me think… (I forget which one sorry LOL)
The way the concept of contagion was described, is when people as a group have a massive collective fear about an event happening like a stock/housing market collapse to the point that it ACTUALLY happens.
I have been thinking about this idea since last week and also was reminded of it while currently being a passenger on Rt 93 with a tiny bit of snow on the ground and everyone causing a collective 30 MPH speed limit…
I wonder how many massive financial events are actually dominantly caused/accelerated by collective fear and contagion instead of actual economic factors…
What do you guys think about contagion? 🤔

This week I finally started ”The Gap and the Gain” by Dan Sullivan! Man this book is really hitting hard! Without spoiling too much, It introduces the concept of reframing your thinking from measuring yourself from your “ideal” or your vision, to measuring from where you started.
This is definitely something I have struggled with for a long time, and I am sure many of us out there struggle with it as well! I highly recommend this book and will definitely post more about it! 😁

Just heard a really impactful and powerful concept on the Tribe Of Millionaires podcast….
The guest being interviewed said “I read a statistic before that said in urban areas, if a kid from one of those neighborhoods goes on to become a professional athlete, the chances of another kid from that same exact neighborhood becoming a professional athlete as well is fivefold”…
The concept itself is what really struck me. We all naturally always think too small for what we are actually capable of, and I feel like watching someone else that is in similar “shoes” as we are grow to unimaginable heights reveals a proof of concept that much bigger things are possible for ALL OF US if we put in the work to get there as well.
I feel like this really synchronizes well within the real estate space, for example, watching a 26 year old buy their first 6 family commercial property and raise a ton of capital in the process to do so, to someone else flipping multiple properties at the same time, or doing their first flip and also en route to potentially buying a motel with other investors at the same time….
We are all capable of so much more than our mind allows us to think….
Put yourself around the right folks and you will all grow to places you can’t even imagine right now, and the more you reflect, you might realize that it was your mind that was the dominant factor holding you back the whole time… You could have all of the pieces you need to make leaps towards your vision, but are missing the belief that you as an individual are actually capable of doing it, and that is a big one…
Damn.

Good mornin’ everyone!
A few crucial members of your team that you need to self manage your property include:
1.) Go to handyman! - A go to handyman is absolutely crucial to take care of some of those miscellaneous and labor intensive tasks that come up!
2.) Go to Plumber! - A go to plumber is a huge necessity to take care of challenges from cleaning drains, to replacing water heaters, etc!
3.) Go to Electrician! - Having an awesome electrician is another key role to fill for many different projects!
4.) Go to snow plow person/landscaper! - This is another big one that can be forgotten about easily. If you are residing far away from your property, you DO NOT want to be spending your valuable time to go and mow the lawn every couple weeks or clean up leaves or snow. Your time is more efficiently spent in higher earning areas of your business!
I HIGHLY recommend having multiple “lines” of your team as well, so if your power play line is busy or unavailable, you have a few folks to be able to text to try to get someone out there!

I made this FB post below 1 year ago today, and wanted to share my current thoughts on this principle today after working with equity for the first time over the past couple weeks. I would love to hear your thoughts as well!

“Investors, there is something that’s pondered my mind for a while and I have heard a multitude of opinions on.
If you have built up a significant amount of equity in your properties from principle paydown & appreciation, do you feel risk in keeping a significant amount of equity you have earned within the property because of potential negative market correction and losing access to some of it, or do you prefer to take out large amounts via refi or heloc and put it into another asset class until you find another deal to put it on? 🤔”
Today:
This is a cool coincidence that showed up on my feed this morning! As many of you guys know, I closed on my first home equity line a couple weeks ago. My opinion on this post from a year ago is a little more in depth today then when I posted it! 😁
So I was looking to pull as much equity that I could to invest info further deals from the Leominster property. I used Hanscom Credit Union and got access to a Variable, 90% LTV, 10 yr IO, 30yr term HELOC with a current rate of 9.25%. The rate is a little high in relation to some of the rates and terms I have heard about for lines from other credit unions, however I am very glad that I took out as much as I could.
I have since invested a large majority of that line with a partner to help in continuing to provide more passive investment opportunities for our community! In my opinion as of today, I feel you should try to leverage as much equity as you can to keep deploying the money forward, creating assets, and keeping the velocity of your money moving as fast as you can make it to put money in your pocket!
