Sump pumps can be helpful in basements that are likely to flood. A hole has to be dug, plumbing run (to relocate the displaced water) and the pump placed.
They work best if your basement floor is not so dirty. The dirtiness matters as pumps can get clogged.
And, definitely important if items are being stored in a basement - or heating systems such as boilers.

We had an awesome virtual REI Unleashed National Networking meetup last night! I wanted to share one of the gems that I took from last night that I would love to hear your guys thoughts on.
We were talking about basements being flooded at one point during the call, and someone mentioned it is wise to always have a sump pump installed in your basement, because the cost of having one installed will be much more friendly than having to redo your basement in the event of a burst water heater (been there done that 😂), burst pipe, or a flood.
I like the concept behind it, and I completely understand essentially creating an insurance policy that you pay a little bit for upfront that can save you drastically more in the long run in the event that you needed it (hopefully you dont).
I am not sure about the cost for something like this but it is certainly making my gears turn!
Thoughts on this? 🤔

Hi guys!
I hope all is well! I just had a conversation with an investor on the south shore in MA, and he was telling me about the group home investing strategy. He is currently furnishing one of his 3 family properties and was telling me about the strategy and the multiplied cashflow by signing a lease with a placement agency, and them take care of the leasing/services required for the residents. I am trying to find the agency for my Leominster, MA area to potentially get a rough forecasted rent and tactical backend to see if it is worth looking into for one of my units. Does anyone have any advice for this model?

I have heard of him! I first heard him on a podcast, and I definitely have eyes on going to his multifamily seminar hopefully this year or next! I’ll definitely dig more into his show, thank you for the recommendation!

Gooood mornin’ guys & gals!
Instead of listening to a podcast on the way into work like usual, I decided to not listen to anything and have some time to myself to dig in within my own mind.
I was asking myself questions like:
“Who is the person I need to become to be able to achieve my vision?”
And
“What is holding me back right now from making serious progress towards my vision?”
The power of having time to myself to just breathe, sip my coffee, and go deep within myself for a little while was really powerful and there were a few things that became apparent:
1. There is really nothing holding me back from achieving what I desire, outside of the mental self-limiting beliefs telling me that I am not worthy & capable of jumping to the next position towards my vision and doing multiple multifamily investment deals & managing other deals/projects at the same and always have deals coming up to do next.
2. Capital is not the issue, much of my personal capital has been recently wrapped up in getting the house stabilized (STILL) and furnishing the MTR, dealing with the pond in the basement, etc. HOWEVER, folks have come to me recently with capital and want to do JV projects together… In the past few weeks I have also started being very intentional in raising investor capital for passive opportunities with an operator in our market as well and increased my networking 3 fold and had some fun conversations around those topics as well that has been a blast.
3. I need to just believe that I am worthy & capable of having multiple multifamily related projects going at the same time, and being able to collaborate with the community around me to be able to find deals, fund deals, and create the win-win structure that should be in every deal.
4. I need to be much more intentional around marketing for local off market multi’s to be able to create more opportunities for the community to come together and get deals done.
I think I might make that car ride into work every day a reflection period, that was incredibly powerful and I absolutely needed that lol. Damn.
