1.) 🔨 Handyman: Your handyman is a 🔑 member that you need for your team. There are many miscellaneous types of repairs that come up over time, and a handyman is a great person to have on deck to be able to call/text as a primary line of defense.
2.) 💧 Plumber: A plumber is another absolute necessity to have as a go-to. Anything relating to shower/tub drains not functioning properly, issues with washer hookups, leaks of all sorts, etc., having this role be a text away is a must!
3.) ⚡️Electrician: Having an awesome electrician is your other big player for all kinds of issues!
4.) 🌲/🍁/❄️ Lawn maintenance/plow driver: If you are trying to manage your property(‘s) from afar, you definitely do not want to be the one that has to cut the lawn and plow/shovel your driveway/walkways. Sometimes this person/company does both, and can be lucrative throughout all of your seasons!
Once you assemble your basic team with these 4 members (and more as time goes on) , you can manage from just about anywhere and have the boots on the ground to be able to have professionals out to take care of issues!

Cash on Cash Return on Investment (COCROI) is a very common metric that re investors use to determine the projected return on a property, and is expressed as a percentage. It is the measurement of return on the total cash invested. This % can be compared to returns from other asset classes like the stock market, bond market, crypto, etc.

Hi guys! I wanted to make a super quick post about a topic that has affected most of us investors in one way or another.
I previously tried to purchase 2 multifamily properties in Lowell that ended up falling through before I bought Leominster. I walked away from the first deal for a few different reasons, but the second deal fell through because of the results from the inspection report, and the fixes/updates were waaaay too much for me to handle financially at the time. I learned a crazy amount of knowledge from that one inspection and experience.
One thing that I did learn from that was to not take it personally when deals fall through. Obviously this is the absolute last case scenario, and you want to try every solution in the book to make the deal work, but sometimes it is just not meant to be.
There are multiple “safeties” (contingencies) in real estate contracts to protect buyers, and they are there for a reason. Due diligence is incredibly important to have a much deeper understanding of what you are actually buying. The inspection contingency alone can save you from buying a property that is falling apart and potentially biting off more than you can chew right at inception. There are several others that are there to protect you as well.
Once in a while, these “safeties” can prevent you from buying a property, and some of them can be worked through with a mutual solution that works for both parties, and sometimes they can’t. I am a firm believer in everything happening for a reason, try not to take it personally when things that can kill a deal come up once in a while. There is definitely something better out there for you!

For requests on FB I see alot for Boston hospitals, MGH, longwood, Boston Childrens, then Worcester and Lowell, some for Waltham so look on those FB pages. I have seen Springfield but not Leominster. There are a couple of FB pages the nurses look for housing on including one local for Boston that occasionally has areas out of Boston. You have to join some of them content is not public. Furnished Finder has a FB page that gets some traffic. Not sure I would furnish before checking out the market although there are other people looking not just nurses. I recently got a relocation person from Korea and the previous health care professional was not a nurse.

Haaaaappy Friday guys! I put together an intentional content plan that I implemented this week that I have been trying out. The Friday content is going to be an update how the stabilization of my Main St. prop is going (good, bad, & ugly 🙂 ) and the mins (most important next steps) going forward. I want to keep doing these live or with a video but I have been very under the weather this week and won’t be able to make it over there today lol.
•So Unit #1 is almost complete, I am having the handyman come out today to replace a couple doors and a few other things, and give me a quote on rerouting that BR exhaust fan outside and a few other smaller items.
•I still have to finish painting that living room fireplace white, and touch up little bits of the paint in other parts of the unit. Originally the hope was to have the unit completely together and listed by now and be actively vetting tenants and renting it for Jan 1st, because the end of my 1yr FHA owner occ. requirement is on 12/23. BUT I am currently trying to leverage a HELOC and there are a few aspects that are holding up my original plan, but I am seeing that everything happens for a reason and I am glad things are going the way they are 🙂.
•I went to an absolutely awesome STR meetup last week hosted by Janine Whittaker and Jeremy Wirths and had a few conversations with folks and the idea of potentially doing a medium term rental in my current unit was introduced to me for the first time and is something that I have been thinking about since then. My property is only a few minutes from a UMASS Memorial Campus and I'm wondering if there is a sustainable demand for traveling nurses in that area, and also if I could build a structure with a VA to be able to eventually vet tenants and take care of more of the back end once I establish my processes and write up the sop's 🤔. The upside sounds potentially gamechanging with a relatively low risk, and I will have to furnish the unit if this is something I decide to pursue, but the potential net cashflow of that building could be drastically increased if something like this could work effectively, and potentially could recover the capital that I put into furnishing it relatively quickly. Worst case scenario, It doesn't work out and I rent the unit as a long term rental like the plan was originally, and maybe sell as much furniture on FB marketplace or something to cut losses as much as possible lol. I am trying to learn as much as I can and connect with as many local folks that are actively doing it as much possible. This is just what is going through my head LOL.
Has anyone out there (especially in the Fitchburg/Leominster area) done an MTR and be willing to share their experience? I would love to connect!

Hi Colleen! That is super insightful. I have a vacant 2br unit in my 3 family in North Leominster that I was considering doing a MTR on and have been trying to learn as much as I can. It is only a 6 minutes away from one of the Mass Memorial campuses, do you think it could still be worth it to furnish it and try it out, or potentially call someone at the hospital to talk about the demand of travel nurses there maybe?

My favorite spot is definitely Panera Bread locations because of the large amount of space and usually they are pretty quiet. I also enjoy a Cafe Nero once in a while, or somewhere where you can sit outside when it’s nice out 🙂! What’s your fav spot?

1. Direct Mail 🔥
Direct mail is the classic direct to seller medium to be able to send you message out there. We know and love it, and here is my opinion for the pros & cons!
Pros: Definitely works! This is an age old and well proven marketing method to get folks to call you back. They might keep your letter(s) for 6 months before calling, but if you can be the one they call first, the ball is in your court!
Cons: The price for direct marketing and postage is definitely more expensive then most (Those darn USPS Forever 0.60 cent stamps!). There is likely going to be some saturation with this method from many other investors/wholesalers doing this activity as well. You potentially may not get a call back for a long time depending on a seller’s situation. Depending on how you set up your mailers, it could take a good amount of time to create & mail these yourself, OR you could use an automatic mailer service like Open Letter Marketing to do everything for you!
2. Cold Calling 🔥
Many folks out there avoid cold calling because it is uncomfortable!
Pros: In my opinion, this is the cheapest and fastest way to get a response on if someone is ready to sell. To buy the list, get it skip traced, and start dialing is going to be drastically cheaper then sending out a direct mail campaign. You could potentially use an autodialer (When I was calling I absolutely loved Mojo Dialer!) to upload your list and have it start ripping phone numbers! Depending on your preference, you could hire a virtual assistant to do this for you!
Cons: It is uncomfortable at first, but once you start going it is not so bad! Once in a while, you do definitely get some creative insults on the phone that you couldn’t even repeat to your mother, but once in a while you have some conversations with sellers that make it all worth it!
I think both of these methods are great, and I have done them both in different ways! Which marketing method have you guys had more success with? Which do you prefer to do yourself?
