The power of Mass Save HEAT loans!
The Mass Save HEAT loan is an absolutely phenomenal tool to keep in your back pocket as a multifamily investor, especially if you have multiple boilers or furnaces!
What this HEAT loan allows you to do is take out a 0% interest loan over 5-7 yrs (depends on the individual credit union for the term length...) to be able to replace/install heating & cooling appliances.
To fund this loan, you need to work with a local credit union and ask them if they do this program, there is a bank lookup tool on their website 🙂. The loan registers as a personal loan on their books, and the bank pays the contractor that does the work and you pay the bank back. From my personal experience, the process was very quick to be processed! Shoutout to Tewksbury Credit Union!
The great part about this program and Masssave is the incentives & rebates that are given. The rebates can be absolutely crazy for converting from a less environmentally efficient fuel like oil to a cleaner burning fuel like gas or propane and installing mini splits in units (these tie into the tenant’s electrical panels) etc.
This tool is absolutely a great tool to have in your arsenal, if you have boilers/furnaces that are very old, you can get them replaced ASAP at a discount from the rebates, with a loan that is free to borrow the money over a long period of time, and retain liquidity for a much better use of that capital.
Someone has told me in the past that you can only use one Masssave HEAT loan per property, and to keep that in mind to get the most use out of it as you can. I have not confirmed this, does anyone know? 🤔

When turning over a unit that needs a variety of different types of work done before listing it and another tenant resides there, be mindful of the order in which you do these repairs!
Example: if you need to add a fresh coat of paint and install new LVP flooring in a room, it would be wise to paint first and then do the flooring last, so you don’t get all that paint all over your new floors.
It can be tempting to get the “biggest” parts of the project out of the way first, and although making progress is fantastic, it might not necessarily be the best step at that moment.
Try to play through the project in your mind (or on paper) to determine the order that you need to complete certain phases. It won’t work out too well if you need to have a sheet of drywall replaced and do it BEFORE you replace a section of a leaking pipe inside the wall, because you will ultimately need to have the wall ripped open again and will add additional costs.
It is easier said then done sometimes, and I have had a few occasions where I should have had my order of operations in the turnover structured in a little bit of a different order, and you usually find out when you have already done certain steps haha!
Try to figure out the optimal process to take to get the project completed, and do the best you can to do in the order that makes the most sense and do it with the least amount of potential to alter the steps you took before!

What are the top 3 very influential things that you learned this year? 🤔
For me, these consisted of:
1.) Focus on doing “less”, ”better”. Focus on going very deep on the few things that you really enjoy/that matter the most and delegate out the necessary parts that you don’t enjoy/doesn’t fit your time/vision. Focus on those “gold medal” activities that you know you can excel in! Do NOT take on more than you can chew and spread yourself too thin!
2.) The power of community. I joined multiple mastermind groups this year that meet weekly, and have felt myself physically change in terms of mindset and have created some very meaningful & local relationships that are much deeper than others that I have had in the past. The effect of allowing yourself to become vulnerable with other people and understand that we are all going through some sort of crap in our lives, and that there is ridiculous power of going through it together was a huge eye opener!
3.) Building the parachute on the way down & self limiting beliefs. Humans oftentimes have tendencies to have a vision, and try to engineer and know everything about it BEFORE they take action. I was certainly one of those people, before joining one local mastermind group in particular. Very very recently, it has finally sunk in how important it is to learn a little bit about something, take imperfect action, fail as fast as you can, and move forward. Failing is a part of doing anything new! You NEED to fail to learn the ropes of that activity that you are pursuing, it is a part of the journey. If you are able to take the lessons from failing and implement them as fast as possible, you will progress at a rate that is of the same!

What is your morning routine? 🤔
I absolutely swear by Hal Elrod’s “Miracle Morning” routine! Some days it is a little bit harder for me to implement everything depending on the situation, but I have a pretty good system that works! When you can get it all in, it is awesome!
Everyone does it a little bit different and has their own particular things they like to do! I HIGHLY recommend giving it a whirl to see if it works for you!
This routine involves activities from the acronym “Savers”!
S: Silence- I like to put a timer on my phone for 5 minutes and just close my eyes and breath. Focusing on just your breathing and nothing else can be a very powerful activity to really relax and calm your mind.
A: Affirmations- I spend a few minutes going through my affirmations in my journal and really setting my mind in the right place to move forward!
V: Visualization- I read over my 5 year vision that I have in the notes on my phone and really feel it!
E: Exercise- This one I need to work on more, but If it is during the week, (I am up at 4:00ish to get ready for work) I just do 100 jumping jacks to start to get my heart pumping. If it is on the weekend, I walk the dog around the block. I would love to be able to hit the gym in the morning but it is a little difficult to do that during the week LOL.
R: Reading- This one depends on if it is during the week or weekend. If it is during the week, I listen to an audiobook on the way into work, and if it is on the weekend, I’ll either physically read or listen to an audiobook the first time I get in the car to go anywhere.
S: Scribing- I really like scribing. I write down 3 things that I am grateful for that day and do a short “brain dump” and write down everything that is immediately on my mind!
This routine has worked out very well for me and I absolutely love it!

There are multiple ways to skin a cat…
I know, kind of an odd headline for a BP post on an ordinary Saturday morning LOL, but I think it works alright!
There is not “one way” to play this game of real estate and wealth creation. There are many different avenues you can go, and many ways to carry out those avenues that tailor to your personality, situation, and desires.
Some folks buy one property every year, every couple years, every couple months, multiple a month, etc.
All with strategies that are a little bit different from each other. Some folks actively manage, passively manage, don’t manage 😂, etc.
One piece of advice I want to give this morning is to just talk to everyone you can find, hear all of the stories and all of the different ways that people have gotten to the places that they are. Each story will be drastically different from the last, with multiple different ways to do things.
I had a call last week with an investor in a local Facebook group, just to connect and get to hear each other’s real estate tales. This gentleman started off with a normal 3 family househack, which led to purchasing another duplex in a market a bit further away, got a higher paying job, which led to saving drastically more. He then purchased an over 100 unit building in NH with partners, and is purchasing another multi with KILLER returns very shortly.
This was all of let a span of 5.5 years, and he did MOST OF THE WORK to the properties HIMSELF.
My friends… there are multiple ways to play this game. Is it time that is abundant to you?, money?, deals? Figure out the thing(s) that you have and go very deep in them and find other people to fill in the gaps for those other areas.
We are capable of so much, and most of us are thinking way to small.…

We as humans are fully capable of changing our family’s futures for generations…
The first step that you need to overcome is believing in your mind that you are able to do it and FEELING IT. It can be very difficult to visualize sometimes and believe you can especially from most of society grooming you that you “can’t” or “come back to reality” or “let’s get back to work” for years and years…
The power of the mind is a paramount tool to our individual success and everyone is likely always thinking too small for what we are ACTUALLY capable of…
A very large impact way to really be able to open your mind and grow at a much more accelerated rate is to be around the folks that are always doing these things, and have already achieved what you want to achieve. Find the people in your town/city that would be open to having a chat with you (most people are!) and listen to their story. Join those tight knit mastermind groups where people are constantly growing together to achieve a large common goal, let people know what you are doing and what you want to do.
Be present, and be around the people that will help you change your life. You will do the same thing, and everyone will grow together!

I financed my first 3 family with a standard FHA 3.5% down loan. I originally was very bullish on using the 5% Conventional MHP One loan product but I ended up surpassing the income limit during the underwriting process and I was forced to either put down another 60k OR use FHA, and I chose FHA all day long!
As difficult as it was in the moment after a challenging transaction with multiple aspects to navigate, it was a blessing that I had to use FHA because I will be done with the 1yr owner occupancy requirement next month and able to rent my third unit and continue the journey 🙂

Hi Sarah, our team hosts a monthly meetup up in Manchester, as well as several monthly events around MA. I also do know of a STR focused meetup that a friend of mine just started in Amesbury on December 7th if that is of any interest :).
