@Ken Nyczaj to save you some further headaches and quickly identify your water leak source, I'd suggest having your builder, or you, get a simple water pump and 50-100 ft garden hose (link: WATER PUMP) which will pull the standing water out of the area, and put a carpet fan (link: LIGHT DUTY or HEAVY DUTY) down there for a few days to dry everything out (especially your wood framing and the insulation) to prevent any further/potential mold growth. Once everything is dried up you should be able to inspect everything a little closer and see if any water comes back into the area over the next couple of days. If/when the water does come back, follow the trail and that will be your source of the leak. Depending on the source of the leak, this could save you some time and money if it turns out the pipes are working fine and you don't need to bring in the pipe videographer. Once you have the source of the leak identified, you can go from there as far as a game plan for repairs to mitigate any future water penetration.

@Matthew Irish-Jones I will definitely reach out over the next couple months to pick your brain on the area. I lived and worked up there for (5) years through college in the Amherst and Elmwood areas and really loved the city but couldn't take the snow haha! Definitely a lot of great opportunity with the city's revitalization efforts. One of the local developers down here (DC) actually purchased the old HSBC tower in downtown and my company helped them with the preconstruction efforts. Would love to hear more from you, thanks for reaching out!

@Ken Nyczaj what does the area around the foundation look like where the piping is coming through the wall? You may want to take a look at using a Link Seal around the piping which will seal the area between the piping and the foundation wall (link: https://www.gptindustries.com/en/products/link-seal). This is a relatively cheap but very effective way to seal penetrations through foundation walls that we use in all of our projects. The best way to ensure you won't have further leaks would be to expose the pipe from the exterior, put in the link seal around the pipe where it's coming through the wall, and then use a tar product like you said to fully seal around the entire penetration. As @Mike McCarthy said, any fixes from the interior are really just a band-aid on the problem and water will definitely still find its way into the building.

Hello BP World! My name is Kyle Jiron and I currently live in the Washington, DC area. I recently found the Bigger Pockets world after reading Brandon's book "The Book on Rental Property Investing" and have been hooked on real estate investing ever since! I'm currently working in project management for a commercial general contractor in the downtown DC area. Real estate investing had always been a thought in the back of my mind, but with the knowledge in the BP community I will be able to bring those thoughts to life. 

My goals for the next year are to be a sponge and soak up as much information from the BP world, put together a business/action plan and make my first investment. I'm still a newbie and have quite a bit to learn, but I am targeting investment opportunities in the Maryland, Washington DC and Buffalo NY areas. I look forward to connecting and sharing with you all!
