 I'm working now on getting my MD residential GC license to do larger work on the side. As of right now, I am just doing smaller projects that don't require permits being pulled. Once I get the license, I can pull pretty much any renovation permit except for a full on new build. My company does renovation and new builds on large multifamily buildings. Anything in particular you are looking for?

It's $300 per month for underground with PMI in Georgetown. Where is a parking space $500/mo in DC? K Street?

Tom - I believe Ron was just making a joke and exaggerating a bit. I think the most I've seen in the city is around the low $400s in the K street area. It's about $375/mo in the building I park at now off of L street. Now if you are actually purchasing a spot, they run between $25k-45k throughout the Dupont and GWU areas. So with $200k you could get about 6-7 spots, rent at $300/mo and be right around the 1% mark. 

 Right I was just joking a little... but I do think parking in downtown DC goes for $500 a month but I would have to buy a parking garage to make that work not just a parking spot.  I have heard from a friend who works at the new DC Wharf project that monthly parking in the garage there was around $400 a month. I own a condo (with parking spot) one block away from the Wharf that I rent to her for $200 (friendship discount). So maybe one day my Wharf parking spot will get $500 a month if I don't rent it out to friends.

Do they sell garages in the  city? I think most of the parking companies are leasing the garages from building owners, but I guess if it was a free standing parking structure you could purchase it. If you can purchase the garages themselves, I think that could be something worth looking into. Kind of like owning trailers and parks, not the prettiest investing, but could be lucrative.

I work in commercial renovations. We typically come in and "face-lift" buildings, while keeping them safe and occupied by the tenants. A typical project would involve a facade replacement, building mechanical overhaul or upgrade, vertical expansions, new or modernized elevators, restrooms and lobbies.

@Aron Fredrix head on over to https://www.biggerpockets.com/webinars there is a webinar this evening about how to buy small multifamily properties that I believe will be a big help for you. You can also use the search function on the site to filter all items related to multifamily and then search through the different blog posts, forums, and even see members that specialize in multifamily that you can connect with. 

I agree with @Stephanie P., you should update your profile to show your location and that way others in your area will be able to reach out and connect with you. You can also check out https://www.biggerpockets.com/forums/521-events-and-happenings to find local meet ups and events where you can connect with investors in your local area and learn from them.

@Darrell Bratton Once a month should be fine for now. I am pretty sure the other meetups around MD/DC do once a month as well. The weekend meeting is great and will be much easier to attend than some of the others that are meeting during the week, after work, etc. Once you have a few meetings under your belt, I would say to gauge the attendees and see if they want to meet more frequently and then go from there.

@Aaron Smith @J Scott @Russell Brazil What are your opinions on the cost differential between DC & MD renovation pricing? Do you think the cost is higher in DC because of the logistics (higher traffic and difficulty getting to job sites, more code restrictions, sites tend to be smaller and more difficult to stage material in, etc.) or is there something else, maybe completely intangible, driving the costs? Or is it maybe there are just fewer GC's registered in the DC area than MD or VA, so the lesser competition allows for higher pricing?
