Figure out how to own one rental first, if you buy another one and realize you don't know how to own a rental, you will then have 2 you won't know how to manage... I read Brandons Book on Property Management and it helped me understand it a lot. I'm not saying not to scale, just do so smartly.

A good book for understanding this is Who Not How, and I used H&R block when I did taxes and had just one property and I thought it was fine. I moved to a real estate tax pro through my online accountant this year though.

1. Yes, but be aware of the tenant landlord situation, do you trust her to pay rent on time every month, it might get awkward if someone needs to get evicted for non payment of rent...

2&3 - I'm not from Florida and not a lender and don't have the expertise to comfortably answer these accurately.

I agree with the others, if I was worried about the roof I would get an inspection first to get clarity.

I agree with Greg, and also the most exposure will bring the best price for you. Hiding it on a local group may not give it the exposure that it could get on the MLS and may not return the same offers.

It sounds like a good deal at first but if the numbers don't work, then the numbers don't work. You could put in an offer at a price that makes the numbers work, and then if it doesn't get accepted you know it wasn't a good deal anyway and can move on to find a good deal.

Can you do a 1031 exchange so you don't have to worry about tax loss? I wouldn't try to time the market - just stay on the lookout for a good deal.

Single-family residence fix & flip investment.

Purchase price: $600,000
Cash invested: $80,000

Purchased off market, learned a lot in the process and am happy to be continuing to learn.

What made you interested in investing in this type of deal?

It was a great opportunity for me.

That one is good, book on real estate investing and the book on Property management are good too, I haven't read the others but I imagine they talk in depth about what they say they do.
