I agree with Chris, renting to friends who just moved out of their parents house and have never played rent or bills before could lead to a major disaster for you personally and financially.

What are market rents for your property? Use that to figure out what your monthly payment can be in order for you to still have cash flow, including vacancy, maintenance, management fees, etc. Rates are low right now but are trending up, they may go back down, they may go up faster, you never know. An extra 6k off your principal won't change your monthly payment as much as an extra percent on your interest rate.

I've never heard of a lender that does 100% of purchase price (after 2008), except for with VA and USDA, I think... You might be able to ask family or friends to help out and give them a high rate of return on their investment for a down payment.

Then just decide if you could use the profits from the property to bring in a higher ROI in a different investment. It seems like this one is a sound cashflowing property, unless you think you can up your ROI on another investment, I would just leave the property be and reinvest the cashflow for now.

I payed for a coaching program and learned a lot, it was pretty helpful in the knowledge aspect ..... Buuut, what helped me really take action was networking, talking to like minded people around me and having a mindset change...

To answer your question, no I don't think you should immediately start a coaching program, find out what it feels like to take action first.
