I bought a house at the peak in December of 2022. I used a DSCR loan to get it done. 9.375% interest rate. I'm coming up on 2 years of income produced by the property, any suggestions on how to get a lower interest rate without using personal income?

Hello,
I am looking for help with forming an operating agreement with a money partner. Can anyone help me understand what I should be looking for here, what kind of clauses there should be that are different from a standard operating agreement? The property is in Pennsylvania.

I'm looking to do a 1031 exchange on a sale coming up soon, and I'm looking for an intermediary and realized I'm not really sure what I should be looking for. Can someone help explain what kinds of things I should be checking to make sure the intermediary is good and I'm not overpaying?

More information said the idea was to extinguish the junior lien position. A lot of people have called fraud, seems like not a good path to go down.

@Stephen Keighery It's a different way of planning. Instead of planning out for a 12-month year and evaluating every quarter how you're doing and setting goals for the entire year, you condense the year down to 12 weeks and set goals for the 12 weeks, and reevaluate every week how you're doing. The big thing with it is a weekly accountability meeting - a WAM. My WAM is excellent; I would like to meet with more investing-focused people.
